Project Details
This master planning proposal was developed for an almost 8-acre land parcel located in the suburbs of Mumbai. The clients, a group of industrialists, were in the process of relocating existing industries and wanted to explore a larger, more future-ready vision for the site.
Our role began with a detailed feasibility study to understand the land potential, existing industrial setup, road frontage and development possibilities. The study led to a mixed-use proposal that could transform the site from an industrial pocket into a more active commercial and public destination.
The concept focused on repurposing parts of the existing industrial character into retail spaces such as a mall, eateries and public-facing commercial zones. Above these lower levels, commercial towers were proposed to make better use of the land and create long-term value for the development.
One of the strongest advantages of the site was its almost 250 m road-facing frontage. The planning strategy aimed to use this edge as an active frontage, improving visibility, access and footfall while creating a stronger connection between the development and the city.
The proposal was not planned as a typical commercial complex. It was imagined as a destination that could bring together business, culture, art, information and technology in one layered environment.
While the development focused on commercial growth, it also looked at how the site could contribute to the larger community. Public interfaces, retail experiences, cultural references and open engagement zones were considered as important parts of the master plan.
The design also paid homage to Mumbai’s cultural identity, creating an opportunity for the company to present itself to a wider and more global audience. The project was envisioned as a public face for innovation, creativity and urban transformation.
With its scale, location and mixed-use potential, the proposal aimed to unlock the hidden value of the site and position it as a landmark destination in the region.
